The building is conceived to integrate harmoniously into the existing urban fabric. On the north façade, oriented towards the sea and Gruž Bay, large openings and loggias frame the views and establish a strong connection between the interior and the surrounding landscape. Landscaped green areas are planned along all plot boundaries, including a front garden that mediates the transition between the public and private domain.

The material strategy combines references to traditional elements with a contemporary architectural expression. The building comprises four levels – basement, ground floor, and two upper floors – with two residential units per level. A central staircase core organizes circulation and provides efficient access to the apartments.

The elongated proportions of the plot inform the building’s rectangular volume, which is visually fragmented through cantilevered elements and recessed façade surfaces, articulated with contrasting materials and textures. The façade treatment alternates between plastered surfaces and ventilated corten steel cladding, while retaining walls are finished in stone, reinforcing the dialogue with local construction traditions. A flat roof defines the silhouette, with the total building height reaching up to 12 meters.
